Job Summary
The Pro Source Realtor Partner is responsible for listing and marketing properties acquired by Pro Source Home Buyers and helping us secure qualified end buyers. As a 1099 partner, you will receive listings directly from our team, post to MLS, market the asset aggressively, and work alongside our Asset Sales team to negotiate and close transactions. All photography invoices are covered by Pro Source.
Essential Responsibilities
• Receive Flip and Novation listings via Salesforce and execute the listing process
• Sign listing documents with the appropriate party (Pro Source Rep for Flips / Seller for Novations)
• Schedule and coordinate professional photography (invoiced directly to Pro Source)
• Create compelling MLS listings and market assets to generate maximum qualified offers
• Coordinate and manage showings with interested buyers and sellers
• Communicate all offers to the Asset Sales Manager via Slack or phone to discuss terms and negotiation strategy
• Negotiate contract price and terms to maximize Pro Source's benefit
• Submit all bound contracts, addendums, and EMD documentation to the Title Company and Pro Source Transaction Manager within 24 hours of execution
• Track EMD due dates and provide proof of EMD to all required parties within 24 hours of receipt
• Navigate inspection and repair requests by submitting repair proposals to the Asset Sales Manager
• Complete a weekly update on every assigned property in Salesforce
• Participate in weekly pipeline review meetings with the Asset Sales Manager
• Assist Purchasing Managers with As-Is and ARV pricing opinions when requested
Role Success Statements
• Assets are marketed in a way to receive maximum offers at or above the desired sale price
• Contract price and terms are negotiated to maximize Pro Source benefit
• Communication (buyer/seller/internal) is prompt, effective, and on-brand with Pro Source standards
• Daily activity is clear and visible in Salesforce
• All contracts, addendums, and buyer/seller expectations are promptly communicated
Required Skills
• Marketing: Ability to craft compelling listings and leverage multiple platforms and methods to drive maximum exposure and qualified offers on every asset.
• Negotiation: Skilled at negotiating contract price and terms under pressure, with a focus on maximizing outcome for Pro Source and the seller.
• Communication: Expert-level communicator across all channels — phone, email, text, and instant messaging — with the ability to manage seller expectations, buyer inquiries, and internal updates simultaneously.
Qualifications
• Active Tennessee Real Estate License
• Minimum 20 completed real estate transactions
• Experience working with investment properties, flips, or non-traditional listings preferred
• Proficient in MLS platforms and Salesforce (or similar CRM)
• Comfortable working in a fast-paced, high-volume environment
• Reliable transportation and valid U.S. driver's license
Compensation
• 1099 Independent Contractor
• 0.5% of sales price per closed transaction
• All photography invoices covered by Pro Source
• OTE: $150,000 – $250,000
