Our client, a prominent entity in the real estate sector, is actively seeking a seasoned Senior Director of Real Estate Development to spearhead their commercial portfolio expansion. This critical, fully remote position will involve identifying, evaluating, and executing development opportunities nationwide. The ideal candidate will possess a comprehensive understanding of the real estate development lifecycle, strong financial acumen, and a proven track record of successful commercial project delivery.
Key Responsibilities:
Identify and analyze potential real estate development opportunities, including site selection, market research, and feasibility studies. Lead the entire development process from acquisition to stabilization, including concept development, design, entitlement, financing, construction, and leasing. Develop and manage project budgets, financial models, and pro forma analyses to ensure project profitability and viability. Negotiate and secure land acquisition agreements, joint venture partnerships, and development contracts. Oversee the design and construction phases, managing architects, engineers, contractors, and consultants. Ensure all projects comply with zoning regulations, building codes, and environmental standards. Build and maintain strong relationships with brokers, investors, lenders, and government officials. Develop and execute strategic leasing and marketing plans for developed properties. Monitor market trends and competitive activity to inform development strategies. Manage risks associated with development projects and implement mitigation strategies. Report on project status, financial performance, and market insights to senior leadership. Mentor and guide junior development team members.
Qualifications:
Bachelor's degree in Real Estate, Finance, Business Administration, or a related field. Master's degree (e.g., MBA, MSRE) is highly preferred. Minimum of 10 years of progressive experience in commercial real estate development, with a strong focus on multi-site development or large-scale projects. Proven track record of successfully developing and delivering complex commercial real estate projects on time and within budget. Expertise in financial analysis, pro forma modeling, and real estate finance. Strong negotiation, contracting, and deal-structuring skills. In-depth knowledge of land use, zoning, permitting, and construction processes. Excellent leadership, communication, and interpersonal skills, with the ability to manage diverse teams and stakeholders. Proficiency in real estate market analysis and feasibility studies. Experience with various asset classes including retail, office, industrial, or mixed-use is desirable. Ability to work autonomously and manage multiple projects concurrently in a remote setting. Willingness to travel occasionally for site visits and key meetings.
