Overview:
The CWCOT Specialist is responsible for processing CWCOT (Claims Without Conveyance of Title) Real Estate Owned (REO) property from assignment through closing. The process includes but is not limited to obtaining appraisal information, data tape completion, periodic updates to the system of record, negotiating liens, and negotiating offers while working with a closer/attorney, client, buyer, and title company to ensure the successful close of escrow. The position fulfills responsibilities in the following functional areas: customer service, problem solving, documentation, processing, data entry and negotiation.
Job Responsibilities:
Obtain lien information and negotiate settlement.
Monitor Redemption timelines, request abandonment if possible.
Prepare all broker/agent/auction instructions from assignment to close of escrow.
Calculate HUD minimum bid using provided HUD matrix
Confirm and negotiate offers, process contracts from the agents and then to and from the client and then to the title company/auction vendor.
Prepare weekly and monthly volume and sales reports.
Timely follow-up and responses with clients, title agents, lien holders and auction vendors.
Sustain accurate file documentation utilizing internal tracking systems.
Timely and accurate data entry to system of record to load incoming assets, update assets in process and close out sales.
Qualifications:
4 years of experience in CWCOT/FHA pipeline management
2 years of experience in closing REO/distressed assets
Proven track record of independent, analytical problem solving
Ability to identify and resolve issues within the system of record
Excellent listening, interpersonal, written, and verbal communication skills
Perform mathematical computations and financial calculations
Strong computer technology skills
Strong multi-tasking skills
Organizational and analytical skills
Detail oriented
MS Word, Excel, Outlook and internet skills
Preferred Qualifications:
BA degree in finance or business
Prior FHA experience
2 years of experience in Salesforce, KAM, Black Knight or LSAMS
Total compensation for this role includes an hourly rate of $25-$32, overtime, $10,000 in employer-sponsored life insurance, health insurance, a 401(k) employer match, and accrual of 100 hours of PTO per year, with increases based on length of service. Travel-related expenses will also be reimbursed.
